Buying Property in Vlore – A Complete Guide

Everything you need to know about buying property in Vlore — the best areas, indicative prices, what to look for, and why the new airport is changing the market.

Vlorë is where the Albanian Riviera begins, and it has become one of the country's most active property markets. It combines a real, year-round city with kilometres of coastline, a famous seafront promenade and — crucially for the years ahead — a new international airport on its doorstep. This guide covers what you need to know to buy well in Vlorë.

Why Vlorë

Three things set Vlorë apart. It is a proper city with hospitals, schools and services, so property works year-round, not just in summer. It has an exceptional coastline, from the Lungomare promenade to the resort villages of the bay. And the new Vlora International Airport at Akërni is expected to transform access and demand. Add some of the most competitive coastal prices in the Mediterranean and the appeal is clear.

The best areas to buy

Vlorë offers a spectrum of locations and budgets:

  • Lungomare — the premium seafront promenade; the most desirable and most rentable address.
  • Uji i Ftohtë — established seaside living with beaches and springs, just south of the centre.
  • Radhime — a fast-growing resort area on the bay with calm beaches.
  • Orikum — a marina town at the south of the bay, with the most affordable sea-view options.

Over the Llogara pass, the Riviera proper — Dhërmi and Palasë — offers the premium, iconic coastline.

Indicative prices

Prices vary widely by micro-location. As a broad guide, well-located new-build apartments in Vlorë sit around €1,300–2,400 per m², with premium Lungomare seafront units higher, and more affordable options in Orikum and away from the water. Riviera villages like Dhërmi and Palasë command a premium. Treat all figures as indicative and ask us for current, property-specific pricing.

What to look for

Beyond price, pay attention to the floor and view, the real distance to the sea (not just "sea view"), the construction status and completion date for off-plan, the legal status of the title, and any maintenance fees. Our listings set these out, and for off-plan we explain the payment plan in full.

The purchase process

In short: shortlist and view, agree terms and reserve, run independent legal checks on the title, sign before a notary, pay as agreed (in instalments for off-plan), and register the transfer. A local agency and lawyer make this smooth, even if you are buying from abroad. For the full version, read our guide on buying property in Albania as a foreigner.

Investment outlook

Vlorë's dual season — summer tourism plus year-round city life — supports both short-term and long-term rentals. Many buyers are purchasing off-plan now to secure today's prices ahead of the airport's impact. Sea-view apartments on or near the Lungomare remain the easiest to rent and resell.
